Complete internal renovation of existing ground floor, plus first floor addition. The existing building facade is characterised by its pressed brick finish, with art deco elements. Councils controls only permitted residential buildings two storey in height. The design proposed a buildign which would have an effective height of 3 storeys, however we were confident that seeking a variation to this control would be supported by Council. Not confident that a similar facebrick would be avaialble to match its colour, texture and the weathered hue of the existing brickwork, a rendered banding was intoduced between the two floors to make the transition less obvious.
